◆ Know Your Market

Geospatial Intelligence

Where your customers actually come from — and whether the location you're evaluating is where they travel.

◆ The Situation

You are evaluating a new location. You have a traffic count, a rent figure, and the observation that a similar business nearby seems to be doing well. National retail chains have something entirely different: they know where their customers live and work, how far they are willing to travel, and what else they visit on the same trip. They sign leases with that picture in hand. Most owner-operators sign with the traffic count and a feeling.

◆ The Complication

The aggregated mobile location data that powers trade area analysis has underpinned every site selection decision made by every major retail chain in North America for years. Until recently, accessing it required minimum spend that put it out of reach for smaller businesses. That threshold has dropped significantly. What has not changed is the need for someone who can interpret the data in the context of a real business decision.

◆ What We Do

We use privacy-compliant, commercially licensed, anonymized mobile location data to map where your existing customers actually come from — their real trade area, not an assumed radius. We identify whether the site you are evaluating sits within that natural catchment. We map competitive density accurately across realistic drive-time bands.

We assess the visitor profile of anchor tenants at candidate locations, to understand whether they draw the demographic your business serves. All data is sourced from licensed providers within Canadian privacy regulations, using anonymized and aggregated datasets — no individual tracking, no personal identifiers.

◆ What it looks like in practice

A takeout restaurant owner is six weeks from signing a lease in Richmond Hill. Geospatial analysis shows his existing customers cluster in Markham and Woodbridge — and the Richmond Hill corridor shows almost no pull from that demographic. He signs in Woodbridge instead. The Richmond Hill location he nearly committed to changes tenants twice in 18 months.

The intelligence is available. The question is whether anyone is pointing it at your problem.
